Hamburg Park Townhome Owners Association is a legally organized as a Homeowner Association.  As a Homeowner Association, each unit owner owns their specific lot and the Unit Structure located on that lot.  In addition, each owner is a member of the Homeowner's Association that owns the remainder of the Common Property.  As a Deed Restricted Community, there are defined Restrictions covering the conduct of Members and their Guests and restrictions related to any residential modification members wish to make.  The Deed Restrictions can be found under the Governing Documents Section of the website.
 
2024 Monthly Dues  
  • Total dues are $368 a Month.
 
Hamburg Park Townhomes operates as much like a Condominium Association
 
Although legally organized as a Homeowner Association, Hamburg Park Townhomes operates much like a Condominium Association where the Unit Owners' monthly assessment includes almost all of the operating and maintenance expenses related to unit ownership.
  • The monthly assessment covers the following expenses;
    • Exterior building maintenance*, roof maintenance and replacement, exterior painting, Landscaping maintenance and mowing of the property, irrigation system maintenance, maintenance of alleys, and snow removal from alleys and sidewalks.  
    • Common area utilities for street lights, common area lighting, irrigation water and sewer expenses.
    • Association and property management, accounting, administrative expenses, and the annual dues to The Hamburg Place Master Association.
    • The Association's Master Insurance Policy provides property coverage for all residential buildings and units and common area structures.  The Policy includes General Liability insurance for the common areas.
* Not included in the Association covered maintenance are the repair and replacement of windows and doors and any repairs to the structure caused by construction defects.
 
STATEMENT REQUIRED FOR CLOSING
 
In order to close on a sale, an Official Closing Statement will need to be ordered from the management company.  The Closing statement can be ordered through www.homewisedocs.com.
